What the price on a space means
Who sets the price, where the rent goes, what Spacement is actually paid for, and why no commission is charged on a concluded contract.

Every space carries a monthly price. It comes from the host rather than from us, and what happens after that happens between the two parties.
Who sets it
The host enters it when publishing. Spacement does not check it, does not benchmark it and does not guarantee it. Where Price on request appears instead of a figure, the host has deliberately not committed to one.
Whether the price is meant gross or net, whether service charges are included, and what applies over a longer term, all belong in the conversation. A listing is a starting point, not an offer in the legal sense.
Where the rent goes
Straight to the host. The rental contract is concluded between you and them, you agree the terms, and you settle with each other.
Spacement is not party to it. We handle no rent, hold no money in escrow, and we learn neither what you agreed nor whether it was paid. That is not a technical gap; it is the model.
What Spacement is paid for
Access to the directory, and nothing else.
Hosts pay nothing. Listing is free permanently, with no fee and no share of what they let.
Operators pay for access: a monthly fee plus a one-off on activation. In return they see exact addresses and contact details and can write to hosts directly. Current figures are on the pricing page, and the billing side is covered in Subscription, invoices and cancellation.
No commission, and what follows from it
Nothing accrues to Spacement from a rental contract that comes about. No percentage, no finder's fee, no success share, on either side.
That has a practical consequence which is easy to miss: we have no stake in any particular contract happening, or in it being expensive. Whatever you negotiate makes no difference to what we earn.
The other way round, it means you look after it yourselves. There is no brokerage, no contract template from us, no backstop if one side does not keep its word. If formalities matter to you, draft the contract accordingly.
How to spot a scam
Because we handle no payments, there is a clear line: nobody from Spacement will ever ask you to pay for a space, put down a deposit, or transfer a reservation fee.
If somebody demands payment up front, pushes to move off the messaging system, or wants to "hold" a space for a fee, that is a case for suspected fraud, and before any money moves. Reporting a listing covers the route.
What you pay us, you pay to us, through the billing in your account. Never to a host, and never through a link in a message.
