All prices net of VAT. Businesses from other EU countries with a verified VAT ID pay without German VAT in Stripe Checkout (reverse charge). For German businesses the invoice shows VAT as usual, generally recoverable as input tax.

Cancel monthly
You cancel in the Stripe customer portal with one click, effective at the end of the current billing period. No phone call, no letter, no notice period.
No commission, no transaction fees
You sign rental contracts directly with the host. Spacement is not a party to the contract and doesn't earn a cent from your rent.
Signup fee only once
€99 net at first activation. It covers the manual verification of your profile and keeps non-serious enquiries out of the directory. If you cancel and come back later, it is not charged again.
Unlocks that last
On Starter you unlock up to 20 distinct spaces per calendar month, the allowance resets on the 1st. Once unlocked, a space stays visible permanently.
Switch plans any time
Starter to Pro and back, right in the dashboard. Upgrades take effect immediately with prorated billing, downgrades are credited.
Net prices, proper invoices
All prices are net of VAT. Stripe issues a §14-compliant invoice for every payment. Businesses from other EU countries with a verified VAT ID are billed via reverse charge without German VAT.
Why a flat fee instead of commission?
Commission models take a cut of every contract you sign, forever. Here the bill stays the same no matter how many locations you close. Your acquisition cost becomes as predictable as any other fixed line item.
Who runs Spacement
Spacement is operated by Valeford UG (haftungsbeschränkt) from Solingen, Germany. Contracts under German law, invoices with itemised VAT, data processing under GDPR.

Spacement doesn't process rental payments. Once you've found a suitable space, you sign the rental contract directly with the host. We provide the introduction, nothing more. There's no commission on signed contracts and no booking or deposit management.
One unlock reveals exactly one space: full address, exact map position, and the host's contact details. Each space counts only once, no matter how often you view it. Unlocked spaces stay visible permanently, including next month.
It covers the manual verification of your profile and filters out non-serious enquiries. Hosts know that every operator reaching out is actually interested.
Any time in the dashboard. An upgrade takes effect immediately, Stripe prorates the rest of the month. A downgrade is credited to your account.
New prices apply to new signups. Your running subscription keeps its price. Should that ever change, we'll let you know well in advance, and you can cancel monthly.
Right after Stripe checkout, usually within a few seconds. Addresses, the map, and contact details are visible immediately.

You lose access to host addresses, the exact map, and contact details. Existing conversations with hosts remain readable, but you can no longer reply through the app. Rental contracts you've already signed are unaffected. If you return later, you only pay the monthly fee again, the signup fee is never charged twice.
