Compare solar roof lease offers
Compare solar roof lease offers on the same basis: payment, paid area, duration, roof works, rights of use and removal at the end.
· 5 min read
You can compare solar roof lease offers once they refer to the same roof area, period and responsibilities. The payment figure alone is not enough. Record when payments start, which conditions remain open and who is responsible for roof works or removing the installation.
This article helps with offers you have already received for leasing a roof. Offering roof space for solar covers the initial site assessment.
Compare the same area and scope
Ask each interested operator for a plan showing the proposed use. Which roof sections carry equipment, which are needed for maintenance, and which are paid for? Compare these details with the area you intend to make available.
Note whether payment is based on square metres, a defined total area or another measure. Clarify what happens if the area actually used is smaller. A high payment per square metre is difficult to assess without the corresponding area.
Check whether the offer includes other work, such as repairs to the roof covering. Ask for the scope, specification and responsibilities to be described separately. A vague promise to renovate cannot usefully be set against a clearly agreed payment.
Record payments and conditions on the same basis
Enter lump sums and recurring payments separately. Record the intended period of use and every condition that triggers payment. A lump sum on signing and recurring rent from commissioning start at different points.
Ask about planning and construction deadlines. What happens if the system is built later, is smaller or is never built? Clarify whether you are already committed to the operator before then.
Note whether amounts are described as including or excluding tax and what billing arrangements are proposed. Discuss the tax treatment with your tax adviser. Do not assume that VAT automatically applies or that payments are exempt.
If you want to use electricity from the roof yourself, ask for a separately understandable arrangement. Keep supply terms and obligations separate from the roof rent. The Solar Cluster Baden-Württemberg guide to PV in business and industry distinguishes different operating and business models. Leasing the roof does not itself establish a particular electricity supply arrangement.
Make one comparison table for the roof
Transfer the offer details into a shared table. Where an answer is missing, request a written addition. The table is a worksheet, not a rating or ranking.

Clarify roof works and ongoing operation
Raise any planned roof renovation before accepting an offer. The KEA-BW photovoltaic checklist asks about planned renovation alongside roof size, shape and ownership.
Describe known defects and the existing condition. Clarify who commissions and pays for professional assessments. An assessment mentioned in an offer should not silently become an instruction at your expense.
For later work, prepare specific questions: who coordinates access, who may shut the system down, and who handles any removal and reinstallation? Discuss downtime and damage too.
Ask for the proposed insurance and the process for dealing with roof damage to be explained. A general statement that everything is insured establishes neither the scope of cover nor who handles a claim.
Review commitment and the end of the agreement
Put reservations, options and the proposed lease side by side. Record when each starts, how long it lasts and how it can end. Check whether an extension happens automatically or can be exercised by one side alone.
Ask about rights for installation, access and cables, and any proposed protection through the land register. If a building sale or your own expansion is possible, have the implications assessed professionally and legally.
Discuss dismantling, disposal and restoring the roof at the end of use. What security is proposed if the operator cannot fulfil those duties later? Record the answer alongside the payment terms.
This checklist replaces neither technical, legal or tax advice nor an assessment of the financial implications for your situation. Further points are in From unlock to contract.
Use the open questions to decide the next step
Request a revised version if important information is missing or contradictory. Compare the current versions of the offers and record their dates. Verbal additions should be reflected in the relevant document.
Select Roof in the solar lease calculator for a non-binding example range for Germany. It does not assess contract terms or determine which offer suits you.
If you do not yet have an interested operator, you can list your roof space for free. Spacement provides the contact functions. You agree the lease terms and payments directly with the operator.
Common questions
- How do I compare a lump sum with recurring rent?
- Start with the same period of use and the same responsibilities. Consider payment dates, conditions and any costs you would bear. Have the financial and tax implications for your situation assessed professionally.
- Do all offers refer to the same roof area?
- Check this explicitly. One offer may assume a different usable or paid area from another. Ask for the area being paid for and the calculation to be shown on a plan.
- What needs clarifying if a roof renovation is planned?
- State the intended timing before accepting. Clarify whether work happens before installation or how later work can be carried out. Discuss removal, temporary storage, reinstallation and downtime costs.
- Who pays for structural reports and other assessments?
- Do not carry an assumption over from another offer. Record who commissions each assessment, who pays and whether any costs fall to you if the project is abandoned.
- Can a reservation agreement already bind me?
- Yes, depending on its content, a reservation or option can create obligations. Check its duration, exclusivity, deadlines and exit provisions. Calling something non-binding does not replace reviewing the agreement.
- Does Spacement review the lease offers for me?
- No. Spacement provides the directory and contact functions. You assess offers, contract terms and roof suitability with the relevant professionals. You sign the agreement directly with the operator.
